Chapter 3: Lot Preperation & Seawall

Can you see the house in the pink stakes? It can be confusing so we paint the outline on the ground.
A blank empty lot isn’t very exciting, I know.
But it is important to take note of how a lot looks before we start.
Alot of work has been done just to create a buildable lot.
The fact that it is a blank lot is exactly what makes it difficult.
We can place the home anywhere, to an extent.
Without many marks setting a home precisly can be tricky.
We had about one foot to spare between the front and back setback lines.
If you miss them the township can tell you to tear down the protion of your home that is over the setback line.
That will force you to get it right the first time!
The transformation will be incredeble!

It’s always a little sad and a little fun to demo a property.
This property has quite a storied history and we will continue that story well into the future.
There was even a tavern on this site in the 1940′s.
Mainly, the cottage has been a rental for several years.
This is the first step in a long journey that will show you many of the latest home building trends.
It looks easy, but there is quite a science to demo a structure safely & dispose of it properly.
The biggest concern is what you don’t see that is under ground.
Mainly, all utilities are accounted for and disconnected as well as purchase of 8, yes 8, permits.
